I'm Trey, and I own Bywaters Media. I drive over from Plano for Southlake and Westlake listings because these homes are made for the kind of shoot I like best: big lots, custom architecture, and plenty of room for the drone to show it all off. I shoot every job myself.

On many homes out here, the land is a big part of what you're selling. The acre-plus custom homesites in Glenwyck Farms, a private Westlake community with wooded land, ponds and trails, don't fit in a single ground-level photo. An aerial shows the whole property, the tree line and where the house sits on the lot. Over in guard-gated Vaquero, the private Westlake golf community on former Circle T Ranch land, buyers want to see the course, the setting and the house in one frame. In Southlake, Timarron is built around a Byron Nelson–designed golf course, so homes near the course get a few frames that show the fairway views.

Then there's Southlake Town Square. It opened in 1999, and the Town Hall at its center was designed to look like Texas's historic courthouses. For buyers moving to the area, it's the downtown they'll be spending their weekends in, so I'll often add a lifestyle frame there. Schools come up a lot here, too. Many Southlake addresses are in Carroll ISD, but attendance zones don't follow city lines, and Westlake families can also look at Westlake Academy. I'll leave the school details to you and focus on making the house look its best.

Drone flights near DFW Airport

Southlake sits just northwest of DFW Airport. When I checked the FAA's drone grids, Southlake was inside the DFW Class B airspace at ground level. Ceilings ranged from 400 feet in the north part of town down to 100 feet on the east side closer to the airport. In parts of Westlake, the Class B airspace starts higher up, so some addresses there don't need the same ground-level authorization. I'm FAA Part 107 certified, and I check every address. When an address needs LAANC authorization, I get it before I fly. If your lot has a low ceiling, I'll plan the aerials around it and tell you ahead of time.

On big lots, the aerials and video carry most of the marketing, so most listings here start at Gold (from $450): drone photos plus a cinematic video. For homes over 5,000 sq ft, which you'll find in Vaquero, Glenwyck Farms and Timarron, I'd point you to Custom Luxury Photos ($1,500). You get:

Southlake & Westlake real estate photography FAQs

Can you fly a drone this close to DFW Airport?

Yes, with FAA authorization where it's needed. Most of Southlake is inside DFW Class B airspace at ground level, so I request LAANC approval for each address and stay under the approved ceiling. That ceiling is lower on the east side, closer to the airport. Some Westlake addresses sit under a higher Class B floor. I check every lot before shoot day.

Can you get into Vaquero or other gated communities?

Yes. Vaquero is guard-gated, so just get my name on the gate list for the shoot date. The same goes for any other gated community. Let me know about any HOA or club rules for photography and drone flights, and I'll follow them.

How do you show a property on an acre or more?

I use aerials. I start with a high overhead shot that shows the whole lot and the tree line. Then come lower, angled shots of the house, the pool and the outdoor living spaces, and a pass in the drone video. For listings like this, I recommend Gold or above.

Do you shoot twilight in Southlake?

Yes, and I recommend it for homes with pools, outdoor kitchens or landscape lighting. Ask the seller to turn on every light, the pool and any water features before I get there.

How fast will I get everything back?

You'll have the photos and floor plans by the next day. The video follows within 24–48 hours, and the Matterport tour within 2–3 days, so a full luxury launch can be ready in a few days.
