Hey, I'm Trey with Bywaters Media. Allen is right next door to me in Plano, so it's an easy drive and a city I know well. Allen ISD is a big draw, and families shopping here want to see the house and the neighborhood around it. That's where good photos, a short video and a couple of drone shots really earn their keep.

Allen's neighborhoods each have their own look. Twin Creeks, built around the Arnold Palmer-designed golf course at The Golf Club at Twin Creeks, has 30 years of mature trees and greenbelts that look great from the air. Montgomery Farm is the walkable, conservation-minded part of town, with greenways and townhomes next to Watters Creek, Allen's shopping and dining district. Out west, Star Creek has larger, newer family homes with lakes, trails and a clubhouse. And in established neighborhoods like Suncreek and Bethany Lakes, it's the curb appeal and big trees that sell the house. Being close to Allen Premium Outlets, Watters Creek and the parks is a selling point, so I'll often grab a drone frame that shows it.

How fast do I get everything back?

Photos and floor plans come the next day. Video takes 24–48 hours, and Matterport tours take 2–3 days. Everything comes as an online download link, sized for MLS.

Can you fly a drone in Allen?

Yes, in most of Allen. I'm FAA Part 107 certified. The north side of town is closer to McKinney National Airport's controlled airspace, so I check every address and get FAA authorization first when it's needed.

What should the seller do before I show up?

Lights on, ceiling fans and TVs off, cars out of the driveway, garage doors closed, counters cleared and toilet seats down. In Twin Creeks and Star Creek, clear the backyard too. How far out do I need to book?
