Highland Park Real Estate Photography

I'm Trey, owner of Bywaters Media. Highland Park listings get judged on every detail, so I shoot every one myself, from the first exterior frame to the last edit. No subcontractors and no rotating crew.
Highland Park was planned from the start. It was founded in 1907, and the developers brought in Wilbur Cook, the landscape architect behind Beverly Hills, to lay it out around the Dallas Country Club. You can still see that plan in the curving streets, the parks along Turtle Creek and the big trees over Beverly Drive and Armstrong Parkway. It's beautiful, and it's also one of the trickiest places in DFW to photograph a house. Heavy tree canopy throws uneven shade across the front elevation, lots are close together, and the best angle on a long facade usually means working around a neighbor's hedge. I plan exterior shots around the sun for each address. When the canopy makes daytime exteriors flat, I recommend a twilight shoot, where the house glows and the trees become a frame instead of a shadow.
Location sells here, too. Highland Park Village at Preston and Mockingbird opened in 1931 and is a National Historic Landmark. For homes nearby, a few lifestyle frames of the Spanish-style storefronts help buyers picture weekends there. Lakeside Park and Exall Lake along Turtle Creek do the same for homes on the creek.

Drone photography and Love Field airspace
According to the Town of Highland Park, the entire town sits inside Class B airspace because it's so close to Dallas Love Field. So every drone flight here needs FAA approval first. I'm an FAA Part 107 certified pilot, and I request authorization through LAANC (or FAA DroneZone when needed) for each address before shoot day. The FAA's altitude ceilings change from grid to grid in Highland Park, and some grids on the west side, closer to Love Field, are as low as 50 feet. I check the ceiling for your exact lot and plan the aerials to fit it.
One more local rule: the Town doesn't allow drones in Town parks or at Town Hall. I launch from your listing's property (with the seller's OK), never from a park.
Packages for Highland Park homes
Highland Park listings almost always call for more than the basics. For homes over 5,000 sq ft, I recommend Custom Luxury Photos ($1,500). It's my most complete shoot:
-
A real twilight shoot
-
40–60 professional images with luxury-level editing and retouching
-
10 aerial images
-
A 60–90 second cinematic video
-
A Matterport tour, with hosting included
-
An interactive marketing website, branded or unbranded
Photos arrive the next day, and the video follows in 24–48 hours.
For homes under 5,000 sq ft, Platinum (from $650) gives you everything in Gold, plus a 1-minute video, a 30-second vertical video for social, and 2 virtual twilight photos. Gold (from $450) is drone photos plus a cinematic video. Twilight and Matterport can be added to either. If you're listing a smaller home or a condo, Silver (from $275) includes the aerials. Full details are on my Residential Packages page.
First order? It comes with 5 free aerial stills.
Highland Park real estate photography FAQs
Can you fly a drone in Highland Park?
Yes, with FAA authorization. The Town says all of Highland Park is inside Class B airspace because of Love Field. I'm FAA Part 107 certified and request LAANC authorization for every address. Some grids only allow low altitudes, so I'll tell you ahead of time what shots are possible at your lot.
Can you shoot aerials from Lakeside Park or another Town park?
No. The Town of Highland Park doesn't allow drones in Town parks or at Town Hall, and it doesn't allow commercial photography there either. I fly from the listing property with the seller's permission.
The trees cover the front of the house. What do you do?
It's common here. I time the exterior shots for the best light on your house, and I'll often recommend a twilight shoot. With interior lights on and the sky still glowing, the canopy frames the house instead of hiding it. Aerials also help by showing the roofline and the lot above the trees.
What should the seller do before the shoot?
Lights on, fans and TVs off, cars out of the driveway, and counters and vanities cleared. Turn on the fountains, pool lights and landscape lighting, especially for a twilight shoot. My full checklist is on the Preparation Guide.
How fast will I get everything back?
Photos and floor plans come the next day. Video takes 24–48 hours, and Matterport takes 2–3 days.
How do I book?
